I paid 2 lakhs to collect the documents for verification. Apparently planning permit is still not ready.All other documents are quite clean and I verified the same.
However they (Their MD)intently misled that the planning permit is ready and the only reason they are not on property ads is because HDFC's loan approval hasnt come in yet.
I found him very patronizing.
I also had a VERY bad experience with their senior manager, who walked out of the room for me complaining about the lack of ability to keep time or respect appointments.
I am cancelling my booking (Lack of transparency, inflexibility and outright disregard to generally expected principles of customer interaction)
I booked an apartment in Embassy Residency and got my loan sanctioned by ICICIHFC with ADF facility and they said they consider Embassy as a CLASS A Builder.
I agree. Certainly a very good product from a reputed developer at an attractive price. Not to be missed out considering the location and the bright prospect for appreciation in the near future. ICICHFC have been able to clear the PRE EMI for me at the quickest possible time.
I have also booked an apartment in Embasy, after went through the agreement I am not happy to continue with it. The agreement is prepared in a way that builder can escape at any point. The amenities what they promised is missing in the document. Drinking water(atmospheric) is missing. Buyers need to trust Embasy. Even a person without legal knowledge will think twice signing the agreement after reading it.

My brother booked in May 2010 for 2BDR flat on the 2nd floor with 2lakhs. I infact initiated it hoping that it is an excellent location with good builder from BLR and selling team is reputed Lang Salle. They said they have approval upto 7th floor and for 2 more floors up there they need NOC and clearance from Delhi since Tambaram airforce station is closeby and confidently said they would get it. We have some reservations but still blocked, for Rs.2890/- the price looked cheaper for this location. After our internal verifications instinctly, we understood they still didn't get approval above 7th floor and as per their plans in 2nd phase they are going for 20storie buildings. Moreover too many high rises including phase 2plans, it is a simple guess the place would be congested. These sales man also said (June 2010) they will release ad in newspapers with a premium of Rs.200+ by Sept. Nothing happened. 1 month later we have cancelled it and they promptly made the refund. What is the interest for these 1 or 2 months for 2lakhs? ok if you think peanuts forget it? I am working close by and travelling on the medavakkam road regularly, let me tell nothing happens here yet. They would have come up with grand plans but some where they are missing and lurking behind on something...as somebody said before transparency is not there. With so money spent do they give up, those who have bet with their money...Hope. But we are not rich enough to hold on, so backed out.
I was quoted 3299 for 9th floor in phase1. Was told that price will increase after deepavali? Is it good investment? What is the real progress on site? Anyone??
Yes even we had booked a house but the legal papers seems to have some issue with the date of completion...like they are not transparent with it...don't know whether to proceed or not...if anybody trying to buy there check with the papers clearly.

I have booked the apartment in Embassy Phase II in Feb ,2012. During that period, they had been showing foundation si complete and expecting the payments till Foundation complete. I did pay close to 15 % as I had to go for Loan. I tried for Axis bank , but didn,t get clear answer from anyone for loan process delay. From Builder side, They were not seeming to transparent, not sharing the approved plan documents, I kept following for six months, but nothing worked out. I used to visit site quite regularly, but nothing seems to happening for till Start of 2014, Work was completely stand still. There were no official communication from the builder on progress and reasons of delay. Then I received the notice of dues and Stilt stage payment. Now as it seems , now project reintiated and had applied for the loan. it took nearly 3 months for process. Now once Bank had asked for certain documents, Builder has send a notice for booking cancelation with a claim of deduction of 15 % deduction, Leaving hardly anything from their side to pay. If anyone has similar experience , can share on their opionion of way forward.
